Rental Policies
We want you to enjoy your stay every
time you visit one of our properties. So
that everyone is clear on what's
expected, here are the house rules:
- Two night minimum is required.
Holidays and peak season may require
three nights. Some homes are only
available by the week. Some homes
can be rented on a monthly basis;
call for availability.
- Weekly stays can begin on any
day of the week.
- CHECK-IN is after 3PM daily.
CHECK-OUT by 11AM daily.
- Visa and MasterCard, cashier's
checks and money orders accepted.
- Tenants must be 24 years of age.
NO HOUSE PARTIES, PLEASE!
- 50% of total amount is due upon
booking. The balance is due thirty
days prior to arrival. An authorized
HOLD will be placed on your credit
card for a security and damage
deposit, but this amount will not be
collected unless there is damage to
the property.
- All reservations are subject to
a reservation fee, 7% NC sales tax,
3% local occupancy tax.
- Personal items and paper
products are not supplied. Please
bring your own, thanks!
Cancellation Policy: If you find
you must cancel, please do so
immediately. If canceled, the advance
rent payment will NOT be refunded,
unless the property is re-rented for the
same time period. If the cabin rebooks,
the tenant will receive the advance rent
payment less $50 cancellation fee and
$30 reservation fee.
If tenant fails to arrive by 11:00 a.m.
on the day following the scheduled
arrival day, they forfeit any advance
rental payment. Failure to pay unpaid
balance forfeits all advance payment and
reservation rights. No refund of unused
days in the event of late arrival or
early departure.
- We reserve the right to make a
substitute accommodation for you if
circumstances demand.
- All homes are fully equipped for
normal housekeeping. Towels and
linens are provided in some of our
properties, but you may need to
bring your own. Please check in
advance. If you choose to use our
linens, they must be washed, dried
and folded at the end of your
tenancy or an additional cleaning
fee will be assessed.
- Tenant is not being charged a
cleaning fee as long as the cabin is
left clean. Guests are asked to
leave the home in the same condition
as it was found, including but not
limited to floors, kitchen and
bathroom. Failure to clean will
result in a cleaning fee being
assessed to your security deposit.
If departing on a Sunday, Christmas
or Thanksgiving Day, one bag of
trash may be left bagged inside the
home. Otherwise, you are expected to
drop your trash off at one of the
convenience centers in the county
(directions are provided in each
home). Our quality control staff
will remove all ashes from
fireplaces.
- Each home is equipped with a
central heating source such as
electric heat, oil or gas furnace.
Some homes also have fireplaces or
wood burning stoves that offer
supplemental heat.
- All properties are non-smoking.
If evidence is found that smoking
has occurred in the property your
credit card will be assessed an
excess cleaning fee of $250.00 for
deodorization.
VIOLATION OF NO SMOKING AND PET
POLICY WILL RESULT IN IMMEDIATE EVICTION
AND COLLECTION OF DAMAGE DEPOSIT.
- We do have some homes that allow
pets. An additional nonrefundable
fee of $50/pet is required for your
furry (or scaly) family members.
Bringing pets MUST be arranged in
advance. Bringing pets to units that
are not pet friendly or failing to
pay a pet fee will result in a $50
pet fee plus a $75 cleaning fee
being charged to your credit card or
security deposit.
- Rental rates are posted per
home. Check the listing for schedule
of rates and occupancy. Every effort
has been made to assure that the
descriptions of the properties are
correct, but we cannot be
responsible for changes made by the
owner to the furnishings or
equipment. All equipment in your
accommodations should be in working
order. Please report any problems to
our office. Every effort will be
made to correct the problem, but we
cannot refund your money due to
mechanical failures.
- Please check the number of
people each unit sleeps as detailed
in the unit description. This
represents the total number of
people, including children allowed
to stay in the house. IF MAXIMUM
OCCUPANCY IS EXCEEDED, IMMEDIATE
EVICTION WILL TAKE PLACE.
- If you vacation in the High
Country during the winter months,
please come prepared to drive in
snow and/or ice to reach your
destination. We do recommend chains
or 4-wheel drive, as most of our
homes are located on secondary
roads. We are not able to make
refunds due to inclement weather.
Travel Guard Travel Insurance (Trip
Insurance) is highly recommended!

HOT TUB CHEMICALS AND TESTING
DANGER - NEVER ENTER A HOT TUB PRIOR TO
TESTING WATER FOR PROPER CHEMICAL
BALANCE. ENTERING PRIOR TO TESTING CAN
LEAD TO SERIOUS MEDICAL PROBLEMS.
If the hot tub needs to be drained
due to tenants negligence or is
excessively dirty, your account will be
accessed a $75 fee to “drop”, clean,
sanitize,
and refill the hot tub!
YOU ARE RESPONSIBLE FOR THE TESTING
PROCESS DURING YOUR STAY.
Typically the chemicals leech out of the
water and the readings will be low. Test
strips are located at each home that is
equipped with a hot tub. Specific
testing instructions are located on each
bottle of test strips.
Ph and total alkalinity can be raised
simultaneously by adding “total
alkalinity”. This should be added, with
jets on high, about one to two ounces at
a time until water test properly. In the
absence of “total alkalinity”, normal
household baking soda will substitute.
Proper sanitizer levels are critical.
This is the agent that neutralizes
bacteria in the water. Sanitizers come
in many trade names. Typically they are
labeled as “MPS”, “Oxy Brite” or say
oxidizers or sanitizer. They can be
added, with jets on high, about one to
two ounces at a time until water tests
properly. In the absence of sanitizer,
household Clorox can be added, with jets
on high, about one eighth of a cup at a
time.
You should never enter a hot tub dirty
or with creams or oils. This will clog
the filter and not allow the water to
clean properly. This will severely
curtail the filtering process.
